What You Should Expect During a Roof Inspection
A. Exterior Inspection
- Shingles/Tiles: Look for curling, cracking, or bald spots (not on your spouse, but your roof 🙂).
- Flashing: Check for rust and gaps around chimneys, skylights, and vents.
- Gutters: Should be clear and firmly attached. Overflowing gutters will eventually lead to major problems
- Soffit & Fascia: These often-forgotten components protect your roof edges. Stay aware of wood rot and pests.
- Debris & Ventilation: Debris can block vents and trap moisture. Proper airflow is a major key to roof longevity.
B. Interior Inspection
- Attic Space: Dark spots, mold, or sagging insulation could mean leaks.
- Ceilings: Water stains or peeling paint signifies a major red flag.
- Structure: A sagging roof deck is a symptom of a deeper issue. Don’t ignore it!
C. Reporting
- Get It in Writing: A full report should include photos, notes, and clear next steps.
- Ask Questions: If a company says, “Trust us,” but won’t show their findings, start running.
